The following terms and conditions will apply to clients entered into an agreement between “City Centre Apartments Ltd”,  regarding the occupation of apartments at 3 Dee Street, Aberdeen and “The Secret Courtyard”, 54 Castle Street, Aberdeen.

DEPOSIT:

City Centre Apartments will either retain the Deposit or deduct the Deposit from the credit card (whichever is applicable) and will be entitled to apply the Deposit against sums due by the client for arrears, the cost of telephone calls, any damage to the Property or the Furniture, any additional cleaning charges, or any breach of the terms of the Agreement. In the event that the total sum due by the client exceeds the amount of the Deposit, then the excess will be paid by the client within seven days of receiving intimation of the excess. Subject to the foregoing, the Deposit will be repaid to the Tenant or credited to the Credit Card within 7 days after the Termination Date.

ENTRY AND VACATING:

Clients/visitors will be able to access the apartments from 2pm on the day of arrival and must vacate the property before 11am on the day of departure, return the keys/access cards to the property to the owner or where the owner advises you to which will be given to you on the day of arrival.  The property must be left the way and in order it was when the client arrived.  If key cards are not left on departure where advised, there is a charge for each key card the charge being £15.00 per card.

CANCELLATION POLICY:

In the event that you have to cancel your booking 0-7 days prior to arrival you will be charged 100% of the total booking rate, if you cancel 7-14 days prior to arrival you will be charge 50% of the total booking rate.  If you cancel 14 days or more prior to arrival no cancellation fee will be incurred.  In the event of a cancellation the fee for this will be deducted from the Client payment card.

FURNISHINGS:

Furniture will not be removed or in fact moved in the property and be left at the departure/termination date.

UTILITIES & COUNCIL TAX:

City Centre Apartments are responsible for all Utilities and Council Tax services and payments during the length of the clients stay. 

TELEPHONES:

The client will be responsible for the cost of all telephone calls made during their stay in the apartment, which will be charged to the credit card where applicable calls to City Centre Apartments in regards to queries will not be charged for these will be paid by us (CCA) along with the cost of line rental.

INSURANCE:

City Centre Apartments will insure the property and all the furnishings but will not take any liability/responsibility for insuring the client’s personal belongings.

RESTRICTIONS:

The property must only be used by the client or their immediate family, in the case of a company their employees, the maximum number of occupants in the property shall not exceed the maximum number.

Sub-letting or assigning the property is strictly prohibited.  Parties of over 4 people are also strictly prohibited in the property/apartment at any one time.  No pets/animals are to be kept in the property and smoking in the property is strictly prohibited (a fine of £100 per stay may charged if these policies are broken).

CONDUCT OF CLIENT:

If the client or any such person cause a nuisance or distress or any form of harassment to anyone else staying in the building the Owner will be in their right to forfeit the agreement i.e. ask the client to leave the premises and terminate the contract.

REPAIRS AND CONDITIONS: (allowing for fair wear and tear determined by the Owner)

Client accepts the property and furnishings at date of entry to be in good state of repair and decoration.  Client will be liable for any damage to the furnishings or the property where applicable and replacement of goods that are broken or neglected during their stay.  In the event of any blocked drains etc, caused by the client the cost of repairs for the services required will be met by the client at their expense.  The client may be charged additional cleaning charges at the end of their agreement if property is not left in the “state”; it was when it was handed to them on their arrival date.  The owner will maintain the whole property and the Client should give 24 hour notice to the Owner in relation to any necessary repairs that need to be carried out the Owner will investigate and deal with these requests within 48 hours.  The owner will be entitled to enter the property to inspect but will give at least 24 hours notice to the client (except in the case of an emergency), the reason for inspection is so that the owner can ensure their property is being kept and maintained to a high standard.  In the event the client does incur extra charges for cleaning and damages, the payment will be taken from the clients payment card they used at time of booking.

FAILURE TO VACATE:

In the event that the Client does not vacate the Property and return the keys by 11am on the Termination Date then the Owner shall be entitled to charge an Agreement Fee for an additional day.


The Owner and the Client agree and acknowledge that the agreement does not constitute a lease, and that the Client shall not be entitled to any security beyond the Term.
